We use a syndication service to advertise available rentals on every major listing portal, and we use cutting-edge media including 3D tours, professional photography and floorplans to ensure every property looks its best.

IN-DEPTH SCREENING   The phrase Trust But Verify is an apt description of our qualification process. In addition to using detailed applications, credit checks and background screenings, we communicate directly with current employers and previous landlords to confirm a prospect's rental history, reliability, financial stability and suitability for a particular rental.

Our fee structure has been carefully crafted to ensure every property receives top-notch management attention while preserving the Landlord's income flow

  • 8%/month/unit: management fee 1
  • $495/unit: marketing/leasing fee 2
  • 4%: remodel/upgrade supervision fee 3

1 $150/month minimum
2 rent analysis/recommendation, marketing in multiple listing portals, showings, screenings and lease preperation
3 excludes routine maintenance

Customized Service

While good property management involves plenty of "routine" tasks, unexpected situations can arise requiring an immediate response. It's no exaggeration to say we've just about seen it all, so we've developed a network of service providers that can address just about any situation quickly and effectively. Your property will be managed to your specifications; we'll provide the options (repair cost notification thresholds, maintenance schedules, etc.) and the advice to create a management plan that best suits you and your property's specific needs.

Up-To-Date Agreements

As licensed brokers, we have access to legal documentation drafted by a team of attorneys with the California Association of Realtors. Widely considered the gold standard among real estate forms, CAR lease agreements provide optimal protection for property owners.

Regulatory Compliance

The regulations that govern the rights afforded to tenants locally and statewide (like AB 1482) change frequently, and the penalties for violations are becoming increasingly severe. Remaining up-to-date within this rapidly changing environment is critical to protecting our clients.

Larry Salazar   

A licensed real estate broker (#01159707) and mortgage broker (#250859), Larry began his real estate career managing the mortgage portfolio for CenFed Savings Loan in Pasadena where he was in charge of collections, foreclosures and evictions. In 1991 he moved to San Diego and continued working in real estate as a senior loan officer, and in 2002 he started Pacific Real Estate and Mortgage. Larry has been representing San Diego clients for the past 28 years helping them purchase, sell, refinance and rent their homes, and he has an extensive construction and renovation background.

Andrew Johnson   

A licensed real estate broker (#01014628) and certified real estate appraiser (#AR027350), Andrew began his career in commercial real estate in 1991 in Los Angeles. He later relocated to San Diego where he became a partner at 48-Hour Appraisal and was involved in the valuation of more than 30 thousand San Diego properties. He was featured nationally in publications including Inc. Magazine and the Los Angeles Times as the author of Getting The Most For The Leased. When he's not managing properties, Andrew can be found on stage performing with local cover band Full Strength.
